These terms apply to every booking of The Landscapers Rest at 20 Bumberra Place, Bombira NSW 2850 ("the property", "we", "us"). By confirming a booking you are agreeing to them on behalf of everyone in your party.

1. What you are booking

You are booking the whole two-bedroom house for your dates. It sleeps a maximum of four guests, and it is not shared with us or with any other party during your stay.

The minimum stay is two nights. Rates are shown in Australian dollars in the booking calendar on this site and are confirmed at the time you book.

2. Deposit and payment

• A deposit of 30% of the total confirms your dates.
• The balance is due one week before arrival.
• Payment is by bank transfer. We email the account details once your booking comes through.

Your dates are not held until the deposit is received. If the balance is not paid by the due date we may treat the booking as cancelled and re-let the dates.

3. Cancellations and changes

• You may cancel up to one week before check-in.
• To cancel or change a booking, contact us by phone or email using the details at the bottom of this page.
• If we ever have to cancel your booking, for example because the property becomes unavailable, we will refund everything you have paid us in full.

4. Check-in and checkout

• Check-in is from 2:00 pm. Checkout is by 10:00 am.
• Check-in is self-service via a lockbox. We send the code and directions before you arrive.
• Earlier or later times can usually be arranged, but please ask first rather than assume.

5. House rules

• Maximum four guests. Please do not have additional people stay overnight without asking us.
• No parties or events.
• No smoking indoors.
• No pets.
• Quiet hours from 10:00 pm. We have neighbours, and sound carries.

If the house rules are seriously breached we may end the stay early without a refund.

6. Pub and wine tours

• Tours are an optional extra for guests staying at the house. They are not sold separately.
• A tour must be requested and confirmed at least two weeks before your arrival date. We cannot accept a request made after that, or once you have checked in.
• Tours run subject to availability and are not guaranteed with every booking.
• The price depends on your group and the route, and is confirmed with you before the tour is booked. Nothing is charged until you accept it.
• A tour runs from 11:00 am to 5:00 pm, for up to four guests, all of whom must be staying at the house and aged 18 or over.
• Tasting fees, food, drinks and anything you buy on the day are not included unless we tell you otherwise in writing.
• We may change the route, or cancel a tour, where weather, venue closures, illness or safety require it. If we cancel, anything you have paid towards the tour is refunded in full.
• Venues serve alcohol under their own responsible service obligations and may refuse service. Please let us know as early as you can if your plans change.

7. Looking after the place

Please treat the house as you would your own. You are responsible for any loss or damage caused by you or your party beyond ordinary wear and tear, and we may ask you to cover the cost of repair or replacement.

Please let us know as soon as you can if something breaks or stops working. Things go wrong in every house and we would much rather hear about it during your stay than after it.

8. Your belongings and your safety

The property has a fire pit, a wood fireplace and outdoor areas. Use them sensibly and supervise children at all times. You use the property and its facilities at your own risk.

We are not responsible for loss of or damage to your belongings during your stay, except where the law makes us responsible.

9. Liability

Nothing in these terms excludes, restricts or modifies any guarantee, right or remedy you have under the Australian Consumer Law that cannot lawfully be excluded. Where our liability can be limited, it is limited to re-supplying the accommodation or paying the cost of having it re-supplied.

10. Privacy

We only collect the information we need to take and manage your booking. Our privacy policy explains what we collect, why, and who it is shared with.

11. Governing law

These terms are governed by the laws of New South Wales, Australia.
